Going, Going, Gone
Our listing at 250 Valley Vista Dr. in Las Posas Estates is officially sold! After just 9 days on the market and with multiple offers, we put the home into escrow at 105% of the list price. Originally put on the market at $2,795,000, the sale closed at $2,951,000!
Record-Setting Sale
With the closing price just under $3 million, this sale is the highest priced transaction of 2018 thus far in the Camarillo area. There have only been seven sold listings this year over $2 million in the city, and while 250 Valley Vista Dr. may not have had the highest list price of these, it closed $200,000 above the next highest sale.
The Home
What made this home so special was the combination of views, amazing grounds, and a custom home with stunning features and incredible attention to detail throughout. Effortless indoor and outdoor flow draws visitors to the sweeping coastal views and the pool/spa in the centrally located courtyard.
Other features include radiant heated patios, a wine cellar, 5 bedroom suites with their own fireplaces, and attached multi-car garage. In addition to this, a custom workshop makes this home ideal for a hobbyist, car collector, and everyone in between. Surrounded by lush gardens, fountains, temperature-controlled hothouse and mature orchards with macadamia, avocado, lemon and over 15 other fruit tree varieties. The home also features a replica of the Old Timer’s Bar in Oxnard! Behind wooden doors is a nostalgic tribute to this local classic.
Why & How It Sold
This property is incredibly beautiful and unique! However, more than that goes into selling a property well over the asking price. For one, setting the list price at $2,795,000 generated a huge buzz – within days we had countless showing requests and they kept pouring in even after the home was in escrow. This attention was due to the incredible value the home had to offer. This, combined with a competitive pricing strategy, enabled our team to enter escrow at $156,000 over the original asking price.
Our team’s marketing also played a huge role. Weeks prior to listing the property, we sent email campaigns to local agents, delivered postcards to the entire area, ran local Facebook advertisements, and promoted it within our own network of clients. This wouldn’t be possible without the stunning visuals that our photographer was able to capture using both camera and drone.
It was our honor and pleasure to represent the sellers of this fine estate! Of course, we’d like to thank the wonderful buyers’ agents, Terra Coastal Escrow, First American Title and all of the inspectors and specialists who were involved in this incredibly smooth escrow.
