Your Point Dume Home Guide
Point Dume is the geographic climax of Malibu. Centrally located just South of Zuma Beach, it divides the more rugged and less populated Western Malibu for the denser and somewhat busier Eastern side. Its huge cliffs plunge into the sea but not without leaving beautiful beaches for the enjoyment of visitors, families, surfer, and sun bathers. The massive headland of Big Dume, home of Tony Stark’s CGI house in the Iron Man movies, features beautiful hiking trails and sweeping views both to the North and South. The headland also serves to block the common, afternoon Northwest wind that can turn a warm beach day cold, or, for surfers, mean the end of good, clean waves.
What’s Close By?
An array of local food, groceries, and vendors located on Heathercliff Road makes this paradise conveniently close to almost anything you might need. For your juice fix, Sunlife Organics has everything you could ever want and some delicious organic bites. For something more substantial, the famous Lily’s Cafe cooks one of the best breakfast burritos in town and other Mexican classics, deli sandwiches, and comfort foods.
The real gem of this area are the homes themselves. A massive array of sizes and styles cover the hilltops and valleys, with gorgeous views abounding and the beach within an arms reach. High-end luxury estates abound here with incredible amenities; however, there are also condominiums and manufactured homes that maintain proximity to the ocean at a much lower cost. Still, all homes are not created equal. With an area as beautiful as Point Dume, it is critical to have something in mind when beginning your home search. With our team’s 35+ years of experience in the area, we advise that you consider each of the following:
1: Square Footage
Many of the homes in the area have been around for many years, some with outdated and ineffective floorplans. On the other side, some of the most luxurious homes in Point Dume are more similar to a palace. Depending on how many people will be living in the house and personal preference, this will play a large part in narrowing down your search initially. Finding a home with large square footage in Point Dume can prove to be a challenge.
2: Lot Size
As the number of homes in the area has increased, finding a large lot has become much more difficult. With the large trees, valley, and hills, privacy is not typically an issue. Still, having a large amount of land is becoming difficult to come by. If your passions include gardening, horses, or even having your own vineyard, this will be a key element in your search.
3: Ocean Views
Why live in Malibu if you can’t see the ocean? To some, this may not matter as much, and the Santa Monica Mountain views that nearly every home offers are incredible on their own. But, to others, the ocean view is paramount. At many places, Point Dume offers views of the Channel Islands, Catalina, the Queen’s Necklace, and Palos Verdes.
4: Beach Key
This is perhaps the most coveted aspect of all. Not all homes come with a beach key, but for many buyers, it is a non-negotiable element. This provides owners access to the exclusive Little Dume beach. This gated paradise is heaven on earth for beach lovers, families, and in particular, surfers. Because there are a limited number of keys, finding a home with a beach key is becoming more and more difficult.
Does finding all four of these in one property seem impossible? It isn’t! Especially if your agents know the area, the history of the homes, and most importantly, what you need in particular.
