As of June 11th, three permits to rebuild have officially been issued by the City of Malibu!
The devastating Woolsey Fire in November of 2018 destroyed over 670 homes here in Malibu. Now that the initial shock has passed and the dust has settled, the path to rebuilding has been defined by the city of Malibu. For our readers who were affected by the fires or simply curious, we wanted to share a summarized step-by-step version.
Step 1: Property Preparation
Prior to beginning the permitting process or even designing the new structure, there are several items that need to be processed. Owners must:
- Remove all debris using the city program or an independent contractor.
- If there is a pool, use the city’s guidelines and apply for a permit to dispose of the water.
- Get utilities back online.
- Have the onsite wastewater treatment system (septic system) inspected.
- Install temporary structures if desired. Read more on that here.
Step 2: Planning
Once clearance has begun, it is time to begin the planning process. Working with the right team is essential. If you would like a recommendation, we are happy to connect you with one of our local resources. Owners should consider the following:
- Finding design professionals to assist in preparing and rebuilding.
- Search your permit history. This determines what is legally permitted and eligible for replacement.
- Design for the future. Learn more about the rebates and incentives and the Malibu Smart program.
- Prepare for submittal by consulting with various professionals and agencies.
- Submit your application along with a Rebuild Option Acknowledgment form.
Step 3: Obtaining Permits
The City has a two-step process for obtaining permits. First is the planning department, then the project must pass through building safety. Before any permits are issued, there are several other agencies that may require the project to be reviewed as well.
The planning department handles zoning approval. This will address building height, size, and the like. The building safety department then examines the materials and methods that will be used to build the house once planning has approved the project.
Step 4: Building
Once permits are obtained, it is time to start building! Be sure to verify contractor licenses prior to beginning this work.
Though permits have been issued, it is important to carefully follow the building code during the process to avoid any violations, as well as keeping contractors, yourself and your family safe.
