Broad Beach is truly the epitome of laid-back luxury beach living. Many of the homes here have a casual Cape Cod feel about them that reminds one of the Eastern shore. Broad Beach also offers some of the best ocean views that California has to offer.
Living here gives you instant access to the ocean, and entrance to a safe and well-to-do neighborhood.
Direct Beach Access
Although this is a public beach, only homeowners have direct access to the sand. Others can only enter through two designated entryways off Broad Beach Road, or by walking along the shore from other beaches.
In the summer, locals love this gently sloping beach with its great surf, soft sand, and tide pools to the north. Many homes have yards that face the ocean, which is perfect for barbecuing and enjoying the fantastic Malibu sunsets.
The levels of sandy beach fluctuate based on swells, storms, and wind events. More sand is typically accumulated in the winter months and recedes during the south swells of summer.
Broad Beach Living
The homes on the 1.1 mile stretch of road here are some of the most exclusive and expensive in all of Malibu.
The community includes approximately 108 homes, with some renovated older homes sitting next to newly constructed houses. Broad Beach Road itself was once part of the Pacific Coast Highway before the highway was relocated inland.
What Do Homes Cost?
Homes here are often luxuriously ornate and highly detailed. There are homes available for all tastes, styles, and prices, from a seaside cottage, to a Mediterranean bungalow, to a palatial estate home. Many face the ocean and offer spectacular sunset views.
Infinity pools, lounging areas, and large windows offering perfect ocean vistas are some features of many homes in this part of Malibu.
Home prices start around $3 million for homes on the landside of Broad Beach Road. On the beach, home prices range from $10 million to the Brosnan home recently listed at $100 million. The median listing price is about $12 million, which is higher than much of the rest of Malibu, due to the location, beach proximity, and style and size of homes in the area.
