Just west of Zuma beach on Malibu’s landside, the neighborhood of Malibu West is one of Malibu’s hidden gems. This highly desirable neighborhood is best known for its family-friendly feel, stunning single-level ranch homes, and Malibu West Beach Club rights.
History
Most of the homes in Malibu West were originally designed by architects Nisan Matlin and Eugene Dvoretzky. Though most of the original homes have been remodeled, they remain mostly single-level ranch and mid-century style homes.
Location
Malibu West is hidden from Pacific Coast Highway but remains within easy walking distance to the beach and Trancas Country Market. Located off of Trancas Canyon Road, the majority of the homes are situated in Trancas Canyon which is accessed by taking a right on Principio.
The canyon area of Malibu West is one of Malibu’s most family-friendly zones. There is plentiful stop signs, speed bumps, sidewalks, beautiful trees, and a guarded gate that is manned seasonally. Additionally, many of these homes enjoy peaceful mountain and canyon views.
The other part of Malibu West follows Trancas Canyon Road away from Pacific Coast Highway. Many of these properties boast stunning ocean views of Zuma Beach and Point Dume. There is also a condominium complex on Tapia Drive that offers Malibu’s most affordable housing with beach rights.
One of the main draws of Malibu West is it’s proximity to amenities. In addition to being so close to Malibu’s best sandy beaches, residents here can walk to the Trancas Country Market and are a minute’s drive from schools in Malibu Park and Point Dume Village. At the top of Trancas Canyon Road, Trancas Canyon Park offers a great playground, dog park, and a massive lawn perfect for families and games.
The Malibu West Beach Club
Similar to Point Dume’s beach rights, properties in Malibu West have deeded rights to the Malibu West Beach Club. Located at the eastern junction of Broad Beach Road and Pacific Coast Hwy, this large beach club is the only one of its kind in Western Malibu.
Members here enjoy a private, gated parking lot on the sand, a sand volleyball court, locker rooms with showers, and a large clubhouse with an ocean view patio. For families, beachgoers, surfers, and ocean-enthusiasts, this is a completely unique feature to Malibu West. Residents have an electronic key fob that grants them access to the parking lot and beach.
It is also used as a venue for weddings, The Malibu Triathlon benefit dinner, and countless other occassions.
The Condominiums
There are only two areas in Malibu where condominium and townhouse owners have deeded beach rights. One is on Point Dume, and the other is Malibu West.
The condos in Malibu West are located on Tapia Drive and there are 36 units each with a 3 or 2 bedroom layout. The front row looks out over the ocean, and the others enjoy canyon views. The complex features a swimming pool, grassy lawns, a walking path, and detached garages. They rarely trade and in the past 2 years, only 3 have been sold at an average price of $1.008M.

The Homes
Though it is no longer low-income housing, Malibu West remains one of the most affordable neighborhoods to own a single-family home in Malibu with prices from around $1.5 million. With its great proximity to the beach, markets, and private beach club, it is one of the most desirable areas off of the beach.
In the past two years, there have been 16 sales here averaging $2.228M and ranging from $1.53M up to $2.97M. There are 5 active listings (June 2020) with an average list price of $2.772M.
